At Temperature Control Services, we offer special preventative maintenance plans for residents in the Triangle Area. We will come to service your unit twice a year, in the spring and fall season to ensure your unit is in perfect condition for the unpredictable NC weather. Our 13 Point Maintenance & Inspection Service Will Keep Your Equipment Running Smoothly All Year

  1. Replace air filters with pleated filters (Major & Minor)
  2. Inspect conditions and adjust driver belts annually. (Major & Minor)
  3. Check tightness of set screws on drive sheaves, fan wheels and bearings, adjust as required. (Major & Minor)
  4. Lubricate all motor and fan bearings per manufacturers recommendations. (Major& Minor)
  5. Inspect conditions of all fan assemblies for wear. Clean as required. (Major & Minor)
  6. Inspect conditions of all starters, contactors, switches, fuses, wiring, and electrical connections. Clean, tighten, and test as required. (Major & Minor)
  7. Check operation of all dampers, actuators, and linkages. Lubricate and adjust per manufacturers recommendations. (Major & Minor)
  8. Test compressor crankcase heaters for proper operation. (Major & Minor)
  9. Level and adjust thermostats as required. (Major)
  10. Check for unusual noise and vibration. (Major & Minor)
  11. Check all motor voltage and amperage readings as required. (Major & Minor)
  12. Check minimum outside air damper positions and test economizer for proper operation. (Major & Minor)
  13. Test all operating safety controls for proper operation. (Major

Cooling

  1. Inspect the condition of evaporator condensate pans and drain lines. Clean as required and add drain pan treatment. (Major & Minor)
  2. Check the condition of condenser coils and clean them annually. (Major & Minor)
  3. Check the condition of evaporator coils and clean them annually. (Major & Minor)
  4. Check the evaporator coil temperature difference and leaving air temperature. (Major & Minor)
  5. Check compressor voltage and amperage as required. (Major)
  6. Check compressor oil level if applicable. (Major & Minor)
  7. Take a compressor oil sample and test for acidity, 25 tons and above. (Annually)
  8. Check the operation of compressor unloaders and hot gas bypass systems if applicable. (Major & Minor)
  9. Check the refrigerant circuit for a proper refrigerant charge, specified sub-cooling & superheat, flooding or erratic operation. (Major)

  1. Inspect the heat exchanger for excessive rust, signs of overheating, and cracks. (Major & Minor)
  2. Inspect flue assembly for excessive rust, flue gas leaks, and overall condition. (Major & Minor)
  3. Inspect the condition and test the operation of powered venters if applicable. (Major & Minor)
  4. Inspect burner for rust and overall condition. Clean as required. (Major)
  5. Inspect, Clean, and test the operation of gas trains, valves, pilot/ignitor assemblies, and burners for proper operation. (Major)
  6. Check gas piping for leaks. (Major & Minor)
  7. Start the unit and observe the burner flame for color, sharpness, and lifting. Adjust manifold gas pressure and air/fuel ratio for correct flame setting. (Major)
  8. Check heat exchanger temperature rise and leaving air temperature. (Major & Minor)

Electric Heat

  1. Inspect contactors and sequencers for signs of wear and proper operation. (Major)
  2. Inspect electrical wiring for tightness and signs of overheating. Correct as needed. (Major & Minor)
  3. Record OHM reading between heating elements and check for shorts. (Major)
  4. Energize the system and test the operation of electric heating components. (Major)
  5. Measure and record voltage and amperage readings. (Major)
